This experience is drawn from a continuing in-house role, embedded directly within the client’s operations and providing day-to-day strategic, operational and special-situations support across a substantial Scottish property and estate portfolio.

In that capacity, the role spans six substantial Scottish estates and associated interests across Sutherland, Argyll & Bute, West Lothian, Edinburgh, Midlothian and Dumfries & Galloway, together with a separate portfolio of 73 short-term-let and residential tenanted properties throughout Scotland. Until recently, the remit also extended to a privately owned island in Argyll & Bute.

The role is integrated into the client’s day-to-day operations and acts as a principal point of contact across the estates and wider property portfolio. Routine operational questions, emerging issues, regulatory concerns, disputes and major incidents are all dealt with through the same in-house role, often several times a day.

That continuity means complex situations are handled with an established understanding of the client, the assets, the people involved and the wider operational context. When a matter becomes sensitive, contentious, regulatory or high-risk, the role moves naturally from day-to-day support into direct intervention and coordination.

The remit has also extended into business restructuring and operational turnaround during a period of significant financial and operational pressure, including debt restructuring, creditor engagement, cost-base review, financial stabilisation and operational reorganisation. The work combined immediate commercial intervention with longer-term changes, contributing to the stabilisation and operational recovery of the business.

The role combines strategic judgement with practical intervention: establishing what has happened, assessing risk, determining and advising on the response, dealing directly with regulators, enforcement authorities and other stakeholders, and coordinating solicitors, accountants, surveyors, engineers, contractors and other specialist advisers where their expertise is required.

Responsibility does not end when advice has been given. The in-house role remains involved in implementation, coordination and resolution — whether responding to an investigation, addressing an enforcement issue, designing and deploying a compliance system, overseeing infrastructure works, resolving a difficult tenant matter or managing a situation through formal proceedings.

Estate Enforcement Intervention · Scotland

Protecting control of a substantial rural estate during attempted enforcement.

An attempted enforcement brought sheriff officers, contractors and security personnel to the gates of a substantial Scottish estate. Material procedural and technical issues were identified and challenged on site, preventing the attempted action from proceeding on three occasions while the wider position was addressed.
